Spring Chickens:
Best Markets for Young Adults

Austin was named the best market in the country for young adults in a ranking by Portfolio.com.

Portfolio.com analyzed 67 U.S. metros with populations above 750,000 that offered the best opportunities for workers in their 20s and early 30s. A 10-part formula looked at strong growth rates, moderate costs of living, and substantial pools of young adults who are college-educated and employed.

Two qualities that helped Austin stand out among the 67 Metropolitan areas in the survey were adding 99,200 jobs in five years and its annual employment growth of 2.8 percent, the fastest in America.

Behind Austin at the top of the list: Washington DC, Raleigh and Boston. Other metro areas that made the top 10 are Houston, Oklahoma City, Dallas-Forth Worth and Tulsa.

And, for those of you REALTORS® that are targeting young professionals, take a look at the following Metropolitan areas where more than one-third of households under age 45 have incomes of $100,000 or more.

1. San Jose, CA
2. Bridgeport-Stamford, CT
3. San Francisco-Oakland, CA
4. Washington, DC
5. Boston, MA
6. Oxnard-Thousand Oaks, CA

Spring Cleaning:
A Spotless Car & A Sparkling Agent

home improvementImage is important. Your car is your office. Clients expect clean interiors and attention to detail – they are trusting you with one of the most important purchases they’ll every make, after all.

Here are some tips to keep your car in tip-top shape and your clients impressed!

  1. Fresh breath & clean seats. A white, non-gel toothpaste can be kept in the glove box for a quick response to stains like lipstick, ink and ketchup. Rub gently and then wipe with a clean, damp cloth.

  2. Coffee culprit. Dilute coffee spills immediately with cool water and blot with paper towels or clean rags. If a stain remains after the spot dries, spray on a glass cleaner (yes, a glass cleaner!). Soak the area, allow to sit for five minutes, and blot. Glass cleaner cleans all types of carpeting and upholstery without leaving the soapy residue of most traditional carpet cleaners, which only attract more dirt afterward. Glass cleaner is normally effective on even the most difficult stains.

  3. Coif & clean. Hairspray will lift out pen ink stains on carpeting and upholstery. Salt will also lift the stain out of the carpet. Allow to sit until the stain is absorbed and brush off. Repeat if necessary.

  4. Clear the air. If carpeting begins to smell, sprinkle on 20-Mule Team Borax generously and let it sit undisturbed for an hour before vacuuming up both dirt and unpleasant smells.

  5. Don’t shock your clients. Spraying a mixture of five parts water and one part liquid fabric softener onto your carpets will lessen carpet static and remove the light shock that occurs when you touch metal objects.

Spring Fever

time zone mapSpring fever n.
A feeling of restlessness, excitement, or laziness brought on by the coming of.

The birds are chirping, flowers are blooming, and the days are longer… it’s a perfect setting to sell houses!

It’s also a time when minds might start to drift. Keep these focus tips on hand to make the most of the season:

  • Keep a reminder pad handy. Stop distracting thoughts that pop into your mind as soon as you are aware of them. If something that you have to do pops into your head, jot it down to get it off your mind.

  • Use a pencil or highlighter. Taking notes or highlighting key points will keep you actively involved in a task.

  • Divide tasks into manageable parts. You will feel a sense of accomplishment more often, which can help you stay motivated and on task longer.

  • Plan breaks according to your concentration span. Taking a walk or a lunch break will help clear your head.

  • If you find yourself losing focus, stand up. The physical act of standing up brings your attention to the fact that you’re losing focus. It lets you stop the process and bring your thinking back to the task at hand.
