    What’s the Latest on the Housing Market for 2008?

    There are many elements affecting the current housing market. The best way to determine where the market is heading is by staying educated on the facts.

    According to NAR statistics, existing home sales dropped to 5.78 million in 2007, down from 6.46 million in 2006. The recent new home sales report showed new home sales dropped to 773,000 in 2007, down from 1.05 million in 2006.

    On a more positive note, interest rates are still at historically low levels, and the recent cut of .75% by the Fed on 1/22/08 will help to lower them even further. The Consumer Price Index showed inflation was also down from 3.2% in 2006 to 2.9%.

    So what do the insiders think?

    Real estate will hold very steady as indicated by sales activity and will then rise in late 2008 and again in 2009. This is to be expected. As the natural market correction continues, the un-sustained growth of 2002-2005 will gradually subside.

    National Association of Realtors is strongly supporting the raising of conventional loan limits to $625,000 from the current $417,000 to give consumers greater access to loan programs.

    The fact remains that not every home is created equal and national housing market indicators are not applicable to an individual candidate’s housing situation. Candidates who are looking to purchase a home need to consider tangible elements such as location, zipcode and neighborhoods as main determining factors when assessing their own situation. It is also important that a confidential market analysis be done as early as possible in the placement process and the candidate reserve judgment until then.
