HELP YOUR CANDIDATES WIN THE NEW, MORE CHALLENGING HOME SALE GAME

The number one challenge when trying to relocate a candidate for a placement is selling a candidate's current home. There are several important steps that the homeowners can take to help improve their sales position and make their property stand out in the crowd.
 FIND A GOOD AGENT ...
Interviewing more than one agent is a must! Each agent brings not only market data, but their own experience, approach, and opinion to the table. The agent should provide a written marketing plan detailing why they should get the listing.
 STAGE THE HOME ...
Home staging is important in order to attract buyers by overall look and feel. In addition, staged homes typically sell faster, receive higher offers and have an edge over competing properties.
It is best to start the staging process by following the 3 “D” theory… disassociate, de-personalize, and de-clutter. The homeowners must try and look at their property “through the eyes of the buyers” and remove all emotion.
Rent a storage unit and eliminate any and all clutter. Rearrange closets and cupboards and scrutinize every nook and cranny. Make any repairs that are needed and clean to make it sparkle. Also, check the home’s curb appeal – first impressions are crucial. And most importantly - neutralize! The current homeowners may like deep colors, but potential buyers may not.
 KNOW THE MARKET ...
Research, research, and more research! Go online and look up comparable homes on the market. Note the list prices and the home options that are available. Make comparisons. It is also a good idea to physically go and look at a few homes that are listed to check out the competition.
 KNOW THE CONSUMER ...
There are currently 67 million people looking to buy, sell, or rent. It pays to know what consumers want in a home and how to attract them. Consult a real estate specialist in the area for this information.
 HOLD THE AGENT ACCOUNTABLE ...
Your candidate's home is now listed! Congratulations! Now it's time for the agent to earn their commission. Hold the agent accountable for the marketing plan that was put in place before listing the home. At an absolute minimum, require regular updates and ensure feedback from the agent.
In summary, the best way to avoid a potential fall off when placing a relocation candidate is to ensure that the candidate has taken these necessary steps to prepare for their home for sale. This could potentially be the biggest financial transaction that they will make and planning ahead is vital for success.
